Mortgage brokers are people who operate on behalf of organizations and businesses selling mortgages. Traditionally brokers would advertise themselves and wait for people to call. This is a very long process. The same applies to property brokers who act as middlemen in the selling and renting of real estate.  This process results in a small number of potential buyers and then you have the additional task of winning them over. This means that when you approach people you do not know what they are actually looking for. However with broker leads things are different. Once you have broker leads you have a set of people who are interested in the type of mortgage or property that you deal in.

You can make a list of broker leads in a number of ways. There are some specific places to search for leads. You can first of all look up newspapers for advertisements people have put up looking for property or mortgage. These will give you a small list of interested customers. You can also log into real estate sites to check out the people who are looking for real estate. They are all potential customers.

Alternatively you can buy broker leads from lead broking companies. These leads go a long way in providing you with a head start in your search for prospective clients. It is very important to start with leads. In these competitive times leads re very important to survive. Without leads you will have to spend a lot of time, money and manpower in searching out interested customers. Beforehand brokers used to rely on a network with nearby brokers to find their leads. For example if your neighbor broker had a lead who was interested in something that he does not have he could turn the lead on to you expecting similar favors in return.  However all brokers, these days, are relying on pre-generated leads. You need to opt for these as well. Otherwise you can be left behind.

There are many sites on the internet which provide broker leads. There are some that provide leads for mortgage deals for free. There are at the same time ones that provide broker leads for a fee. Generally the sites that provide leads for a fee are more trustable and sites that are free often offer bad leads. Be careful of scams. These are sites which promise free leads. They do not and on the other hand send virus and malware to your computer in order to steal data. For this reason especially it is always important to go for paid sites. There are also services which provide very specific leads like people who have credit problems. Many brokers look for these as they can usually charge higher fees from them. Such leads are generally priced higher.

In any case do go for broker leads if you want a strong position in your search for potential customers. In this way you spend less time on searching out potential customers. With broker leads you save on time and money and increase your number of sales.

Every business has a target group. This is a demographic group which has the most potential to buy the products. For example for example the demographic group for company selling plastic toy gun are teenage boys. Similarly anti-wrinkle products have middle aged women as their demographic target group. If you go out to sell without any leads then you have to hunt about for the people belonging to your target group. Every household you visit will not have a member belonging to your demographic group. So you still have the task of going out and trying your best to sell a refrigerator to every Eskimo you meet. This is where comes in something called the qualified leads. Qualified leads give you a set of prospective customers who have confirmed there interest in your product and are willing to meet you. They are people with whom you can make an appointment to close the sales. Such broker leads are generated by lead broking companies that provide leads for a fee.  You can hire one such broker to find you all the leads you know. This way you save on considerable manpower, time and money. Broker leads can give you a head start into your campaign. You should go for them. In this cutthroat competition, these are excellent tools of survival for a marketing business.

While looking for broker leads, be careful of poor lead generating companies and scams. There are many companies out there who employ inexperienced telecallers with poor pay. The result is bad leads. Consult people who have already used such services to find out which is a good lead broking company. You can also look up user forums and reviews for successful lead brokers.

But do not forget to make use of good leads is you are in a marketing business. Leads are the lifeline of marketing.

Every industry needs leads to market their products. Without leads sales promotions can be very tedious and tough. It takes considerable time, money and manpower to create sales. You need to first seek out the people who are interested in your products. Demographics play a very important role here. Every product has a specific target group that is usually a demographic group. For example acne products will have teenagers as their major target group. Now if you are out selling without any specific lead, much of your energy will go to waste, as you will visit many households without teenagers for every household where there is a teenager. So if you have your demographic sorting done, then you do not waste this time and effort. This means that, you need a system which can give you a list of addresses where you will find your demographic targets. Such leads are called raw leads.

How Some MLM Companies Blatantly Show Disrespect Toward Their Distributors

The relationship you have with your MLM company should be one of mutual respect and support, right? After all, you can’t be successful without your company and they can’t be successful without you. On that basis you would expect your company to trust you to promote them ethically and you would trust them to provide you with the best products and marketing plan.

Some companies just don’t trust you. You can tell by the length of their policies and procedures that they don’t. The longer it is, the less they trust you and the less freedom you have as a distributor. It’s so ironic that this industry is all about freedom, yet some MLM policies and procedures are way more restrictive than employment contracts – beyond what you can imagine.

A fair network marketing company should have policies and procedures that are up to 10 to 15 pages long, according to Rod Cook of MLM Watchdog. Any longer than that and I would the question the motives of the company. I used to think that all MLM company policies and procedures were the same – just some legal flotsam where you would tick “I accept” as you would when you install a new piece of software, but they’re not…

They are your contract and they define your relationship with your company. They define your rights as a distributor for that company. Not knowing what your rights are can have serious consequences in the medium to long term. Many of the leaders I have gotten to know over the last 2 years learned the hard way and they have some horror stories that you would not wish on your worst enemy.

So with that said, let’s understand why some companies have very lengthy policies and procedures…

Companies with large overhead always have long policies and procedures because someday, they may need to “steal” your paycheck to pay for that overhead. And they always have their policies and procedures written in the most incomprehensible “legal-ese” because they don’t want you reading them!

Some of them are totally unreadable, even right from the start, because they are designed to wear you out before you get to the bad parts, the so called “gotchas”. So always keep this in mind as a rule of thumb for companies who have long policies and procedures: start reading from the back, because that’s where all of the nasty bad stuff is.

It’s really amazing what some companies put in their policies and procedures. They can literally own your life.

- They can treat you like an employee, without any of the benefits that come with being an employee.

- They can control your actions for a period of six months to a year after you leave them.

- They can control and monitor the actions of all of your family members and hold you responsible.

- They can hold you responsible for the actions of any of your downline members, regardless of which level they are on.

- They can legally remove your right to sue the company or remove your right to a trial by jury.

- They can make you be responsible for the legal fees if you decide to take them to court.

It’s unbelievable, but this stuff is real. Companies just don’t want you to know what they can legally do to you. I’m not saying companies are intentionally hanging you out to dry or want to do you ill, but they can have all their bases covered without giving you an inch if you ever come to disagree with them.

There are very few companies where the policies and procedures protect, and are fair to, both the company and the distributors.

So what do you do if you come across a set of policies and procedures that you can’t understand? Easy. Don’t sign it. It’s not worth the risk, because every paragraph they write, every word, can be used against you. If a company has shown you that amount of distrust, and disrespect BEFORE you even join them, why would you want to work with them?

There are a great many facets to the world of multilevel marketing (MLM) that are sometimes not effectively discussed in most circles. This concept may take a lot of people aback because they do not think of the legal issues associated with MLM ventures.
